The Walk-Thru Consultation
With an eye of the buyer I walk with you through your home, pointing out areas that need to be highlighted, changed and edited and items that should be moved or rearranged to enhance each room’s features and overall appearance. This includes suggestions for focal points, as well as home improvements or upgrades as needed. You take notes and complete the work and staging on your own. This 90 minute consultation provides you with all the information you need to make your home “Parade” ready. If you decide during the process that you’d like my staging assistance, I will be there for you for an additional hourly fee. This Walk-Thru Consultation is the foundation for all staging services.
Full Service Staging
With my approach to design, buyers see the home’s feature and are not distracted by personal mementos, an abundance of decorative items and collections and in some cases, extreme taste. A staged home shines! The polish put on the property reassures the buyers that they are making a smart decision to buy your home.
Full service staging includes the Walk-Thru Consultation and my personal, hands-on staging. It’s a step-by-step process laid out with no surprises. I use proven techniques that incorporate lifestyle merchandising and target staging. When a potential buyer enters a property that is staged – it feels like home. Utilizing innovative demographic profiling infused with design and creativity (and the right pricing), the home is sure to attract and sell to the “right” buyer.
Staging for the Occupied Home
As with every staging service provided, the process begins with a thorough walk-thru of your home to assess what is currently working and what needs to be done. If you are occupying your home while it’s on the market, I work with your furniture and accessories (you’ll be surprised how I can breathe new life into your home with what you already have!). By rearranging, neutralizing and emphasizing your home’s best features and focal points, perspective buyers see themselves in your home even though you’re still there. Only when necessary, are additional accessories brought in to ensure that your home is dressed to sell and creates a good first impression to buyers.
Staging for the Vacant Home
Almost 90% of home buyers cannot visualize how their furniture will fit in an empty room, and often they don’t know how to use the room. Using my furniture and accessories, rooms appear larger, features of each room are accentuated, and buyers experience visually pleasing spaces that suggest the appropriate use for rooms. They can more easily imagine how their furniture and accessories will work in a room. Again, the process of staging a vacant home begins and includes an in-depth walk-thru consultation.
This is an exclusive home staging service that I provide, using scenes to stage a vacant room or home. With just a few pieces and/or accessories to set an inviting scene, the purpose for a room is evident, allowing buyers to see themselves in the home. It brings a vacant home or space to life with added personality.
Curb Appeal Consultation
Creating a first impression is probably the most important step you can take to market and sell your home. It sets the buyers’ expectations when he steps through your front door. I provide a 37 point evaluation with recommendations from exterior paint color to landscaping.
